Extensive advertising of the property

On your instruction, we will market the property with
information details, external photographs and, if
desired, property boards. A search will commence
of our database of potential tenants aimed at
suitability to your requirements.

Acquiring references

All potential tenants will be vetted by us for eligibility
before being considered to progress to a tenancy
complete. In every instance we will directly contact
previous Landlords to ascertain the standard of
tenancy kept by the prospective tenant. We contact
current employers to denote the status and ability of
a potential tenant to pay the rent and utility bills.

Setting up of tenancy agreements

We will be responsible for setting up the Tenancy
Agreement in line with the current legislation and
instruct relevant utility companies etc. on the ingoing
tenants details.

Prompt collection of rents by standing order with
monthly reports to Landlords

Before a tenant enters the property the deposit and
the first months rental will be cleared by the bank
and the deposit will be submitted to the Deposit
Protection Service. A standing order mandate will
be set up for collection of the monthly rental
thereafter. This would normally be set up on the
first of every month and forwarded to the Landlords
preferred payment method.

Managing the property throughout the tenancy,
carrying out periodic inspections and arranging
maintenance requirements in accordance with
landlord instructions.

On commencement of the tenancy, the property, the
tenant and not least, the Landlord, will have fast and
easy access to our services. We feel this is essential
especially with regard to maintenance issues.

repairs. A formal inspection of the property will be
carried out every three months to evaluate the process
of the tenancy. Please be assured that our prime concern
